What it is
The entry-level RICS survey — done properly.
The Level 1 Condition Report is the least detailed of the three RICS Home Survey levels. It describes the construction of the property, identifies risks and legal matters, and gives each element a condition rating so you can see at a glance what is sound and what is not.
It does not include advice on repairs, or an assessment of what defects would cost to put right. That is why most buyers choose the Level 2. But for a modern home or flat in good order, where you simply want an independent chartered surveyor to look before you exchange, it is proportionate and inexpensive.

What it does not cover

Who is a Level 1 Condition Report for?
Buyers of newer, conventionally built homes and flats in apparently good condition, who want an independent chartered opinion before exchange without the depth — or cost — of a Level 2.
Does a Level 1 include advice on repairs?
It identifies defects and rates them, but does not include repair advice or cost. If you want budget figures against the rated defects, add our repair cost estimate for £125.
Is a Level 1 enough for an older house?
Usually not. For anything pre-war, extended, altered or stone-built we will recommend a Level 2 or Level 3 — and say so before you commit to a fee.
How long does the inspection take?
Typically one to two hours on site, with the report delivered within five working days.
