What we see in Newcastle homes.

Newcastle's housing runs from Georgian Grainger Town flats and Victorian terraces in Heaton, Sandyford and Arthur's Hill, through the great inter-war expansion of Fenham, Kenton and Walkergate, to the post-war estates of Newbiggin Hall and Westerhope and the new-build quarters along the Ouseburn and the Quayside. Each period has a characteristic set of defects, and we survey them every week from our office in Gosforth.

Property types and what to watch for

• Tyneside flats — the upper and lower pairs unique to the region, with shared roofs, party structures and often uncertain repair obligations that a survey must address alongside the lease
• Victorian and Edwardian terraces — slate roofs at the end of their life, solid walls with penetrating damp, timber floors over poorly ventilated voids, and original lath-and-plaster ceilings
• 1930s semis and bungalows — cavity wall tie corrosion, replaced windows without lintels, flat-roofed extensions and garages, ageing electrics
• Post-war and non-traditional construction — some estates include steel-frame, PRC and timber-frame types that affect mortgageability and need identifying at survey
• Coal Authority — much of the city lies within the coalfield; we advise when a mining report is needed and interpret it
