The base fee steps by property band — whichever is higher of price, floor area and bedrooms. Bigger and higher-value homes take longer to inspect and carry more responsibility.
Age and construction
Pre-war, pre-1900, listed, stone and extended property attract a modest uplift because there is more to examine and more to explain.
Travel from Morpeth
A flat travel charge by drive-time band from our Morpeth base: nothing within 30 minutes, then £40 / £80 / £130. Over 75 minutes we quote individually.
