Morpeth is our operating base and one of the most rewarding towns in the North East to survey: a Georgian and Victorian market-town core of sandstone terraces and townhouses along Newgate Street and Oldgate, substantial 20th-century family houses at Kirkhill, Loansdean and Stobhill, and the large new-build estates to the south and east. Add the surrounding villages — Longhorsley, Hebron, Mitford, Hepscott, Pegswood, Ulgham — and the range of construction is enormous.

• 1960s–1990s family homes at Kirkhill, Loansdean and Stobhill — cavity wall ties, flat-roof garages, original services reaching end of life
• New-build estates — snagging-level Level 1 or Level 2 surveys where the NHBC warranty is running and buyers want an independent view
• Village and rural property — private drainage, mining legacy at Pegswood and Ashington, stone barns and outbuildings
